Often NRIs face problems in tracing out their ancestral properties left in India by their forefathers. Possibly, there are many ways to locate the ancestral property to transfer or sell off the property. The most popular method of tracing the same is browsing it online. But there is always uncertainty when finding the property online. There comes the physical investigation of the land/plot, which is still more reliable and authentic. Following are the options which the NRIs can explore online in searching their property with a click: -

Property Wise search

In property wise option, one needs to provide details such as the district, the Sub- Registrar office, Index 2, the type of the property, Search type, and survey number. Property types are the following: residential, commercial, or industrial. In search type, you need to select an option such as survey number, TP number, block number, etc. Further, one needs to enter personal credentials like name, mobile number, and email address. Then by clicking on the option “Send verification code,” an OTP on the given mobile number and email address will be directed. After entering the correct OTP, the system will display details as to who the property owner is.

Document Number — Year wise property owner search

If an NRI is aware of the document number (Dastavej Number) along with the year of registration, this is the option for you. The data which is available online is from 2007 to the latest. An NRI needs to enter the district, the office of Sub-Registrar office, the document number, and the year of registration to avail this option. After entering these details mentioned above, one needs to fill in the personal credential like name, email address, and mobile number. Further, click on the “Send verification code.” After entering the OTP received on the mobile number or email address all the details about the seller and the buyer will be displayed on the system regarding the property you are looking for.

Tracing the property physically.

Locating property owner search online is always not trustworthy. There comes the solution to it of physically investigating the property by a well competent team. In physically locating the property, we get to know the following details in less than no time: -

  1. Current possession of the property
  2. Ownership of the property
  3. Certified documents of the property which is equivalent to the original documents
  4. Photographs of the property
  5. The market value of the property
  6. Government value of the property

If we browse online, we only get to know the property owner as to whose name the property is still subsisting. However, the NRIs are still unaware if the property is being occupied illegally by their relative or any other person.
